FAQ — EPC Building Brussels

Do I need one EPC certificate per apartment or per building?

You need one EPC certificate per housing unit. A building with 4 apartments therefore needs 4 separate certificates. Group certification lets you get them all in a single visit at an attractive rate.

Can the syndic order certificates for the whole building?

Yes, the syndic or co-owners' association can order certification for the whole building. Expert-PEB offers a single point of contact and simplified coordination. Certificates are then handed over individually to each co-owner.

What happens if a tenant refuses access?

The tenant is legally required to allow the auditor access with reasonable notice. In case of persistent refusal, the owner remains responsible and additional call-out fees may apply for a new visit.

Do you need access to the shared heating system?

Yes, for buildings with shared heating, access to the boiler room is essential during the visit. If this access isn't possible, at minimum an inspection certificate or the boiler invoice is required.
