To establish your EPC certificate as accurately as possible, it is highly advisable to have a copy of the following items — to be sent by e-mail, if possible before the visit.
The documents provided for drawing up the EPC certificate are useful but not essential. Even without them, the certifier can produce the certificate. However, in the absence of acceptable evidence, he will have to apply default values that are generally less favourable, which will negatively affect the result of your certificate. Expert-PEB declines all responsibility for the accuracy of the score obtained if these documents are missing.
Found on the title deed (deed of sale), on the deed of co-ownership (« acte de base ») or on the original plan. A copy by photo, photocopy or scan is required to certify the date of the building.
Found on:
IMPORTANT: provide a copy of the full page showing the lot number + a copy of the first page of the deed of sale or of the deed of co-ownership, so that we have a certain date.
For windows, floor / ceiling / wall / roof insulation, or insulation materials, with the address of the property and the types and characteristics of the materials used. Photos of the insulation with thickness measurements may also be provided.
IMPORTANT: a quotation alone, without proof of payment, is NOT SUFFICIENT for the document to be taken into account. The invoice bearing the quotation number + the quotation are therefore required.
IMPORTANT — name your photos and files: indicate on each photo and in the name of each file what it shows, i.e. the building element concerned and the type of document. For example “Invoice windows”, “Invoice pitched roof”, “Invoice flat roof”, “Insulation rear wall”, “Roof insulation 12 cm”. Without this information, we cannot link an invoice or a photo to the right element of your property, and it cannot be taken into account.
If you have one.
New build or renovation under a permit filed after 1 July 2008: to be provided together. The report is only taken into account if it is accompanied by the signed declaration and the code printed at the bottom of both documents is identical. An interim report is not sufficient.
The grant application file alone, without proof of award, is not sufficient.
IMPORTANT: the grant application file alone, without proof of award, is not sufficient. The grant application alone is not enough.
Site reports or photographs of the works.
For the construction, if any.
If access is not possible during the visit.
Plan of the heating installation.
Co-owned building with shared heating: access to the building's central heating at the time of the visit of the apartment is essential. If this is not the case, at least one of the boiler documents listed above is required.
There is no need to send us the following documents — they are not required for drawing up the EPC certificate:
In the absence of acceptable evidence and visual observations during the visit, the certifier will have to apply default values that are generally less favourable, which will negatively affect the result of the certificate.
